How it works

Most cash-buyer sites take your address and send a salesperson to call you. This one prices the property while you are still on the page and emails you the actual purchase contract. Here is the whole process, start to finish.

1 · You tell us about the property

Eight questions: where it is, what kind of building it is, whether there is a mortgage and what is owed on it, what you want for it, what condition it is in, and how soon you want to be out. If you do not know a number, skip it — nothing is required except the address and somewhere to send the offer.

2 · We price it against real sales

We pull recent comparable sales and county assessor records for the property, combine those with what you told us, and calculate every structure we would actually do — a cash price, taking over your existing loan payments, or you carrying the paper and us paying you monthly. You see all of them side by side with the numbers behind each one, not a single take-it-or-leave-it figure.

3 · You get a purchase contract, not a letter

Pick a structure and we email you a complete Arizona purchase contract with the parcel number, legal description, price, closing date, and inspection terms already filled in. It is a document your attorney can read. Nothing about it binds you until you sign it.

4 · You sign it, or you don't

If you want it, you can sign electronically on the site or print it and sign it by hand. If you would rather sit with it, sit with it — the offer is yours to keep and there is no one coming to your door. We would rather you had an attorney look at it first.

5 · We open escrow

Once both sides have signed, we open escrow with a title company, order title, and get a payoff statement from your lender if there is a loan. You pay no commission and no closing costs. We buy as-is, so there is no repair list, no inspection objection, and no cleanout — anything you do not want to take, leave.

What we buy

Single family houses, condos and townhomes, duplexes through fourplexes, apartment buildings, commercial and mixed-use buildings, and vacant land. Any condition, including properties that are behind on payments, inherited, tenant-occupied, fire or water damaged, or in probate.

What we are, plainly

We are real estate investors buying for our own account. We are not agents or brokers, we do not represent you, and we may resell or assign a contract at a profit. That is how we make money and you should know it before you sign anything.
